The apartment inspection form can be detailed or open-ended, providing for detailed written descriptions of damage by either the landlord or the renter.

Normally, the checklist is divided by room or area to further specify the exact location of damage or distinguish between damage present in one room that may not be present throughout the unit. After the apartment inspection form is completed and signed by both parties, copies should be provided along with lease agreements for both owner, or property manager, and renter.

Even things that either party perceive as normal wear and tear should by documented on an apartment inspection form.

The concept of normal wear and tear generally has a vague meaning that only courts can decide in issues of dispute. Prior to tenancy, a renter should use the apartment inspection form to document conditions such as faded paint, worn areas of carpeting, and any detail however innocuous to the landlord at the time.

This will prevent future disputes concerning further use to these areas. Damaged door frames, cracks in porcelain bathroom fixtures, wall blemishes like cracks or nail holes, should all be documented in the apartment inspection form to avoid having a portion of the deposit held by the landlord for these items.

Photos can also be taken by the renter to further provide documentation of the properties condition, both prior to tenancy, and upon vacating the unit.

Landlord-tenant disputes produce high traffic through the courtrooms of every state, and many of these disputes concern withheld deposits and claimed property damage. The diligent completion of an apartment inspection form can often either resolve such disputes before a judge is forced to decide on them or provide either party with valuable documentation should a dispute end up being resolved by the courts. Each state varies in the way their laws deal with landlord-tenant disputes.

Generally, laws in each state provide protection for both parties, as long as a rental transaction was handled legally and completely. Completing a rental agreement should always include an apartment inspection form for the financial protection of both parties involved.

The mutual benefits of saving money on deposits for renters, and protecting the condition of a rental property for the landlord, can be well served by completing an apartment inspection form prior to occupancy. Renters and landlords alike are advised to fully document all aspects of lease and deposit information prior to a tenancy, during the tenancy, and after the renter has vacated the lease and property.

Most rental property owners include a security deposit on top of the first month’s rent payment prior to a tenant occupying a property. This ensures that possible damage will, at least in part, be paid for by the time the lease ends, or the tenant moves from the property.

Deposits and Payments

Often, rental deposit amounts are equal to a month’s rent, but they can vary dependant on sale offers, the risk of property destruction by pets, or the condition of the property at the onset of the lease, among other factors.

Whether the deposit is affordable or expensive, tenants have a legal right to be repaid any amount paid toward a deposit if the terms of the lease are met and the condition of the apartment remains unchanged during their tenancy. An apartment inspection form provides documentation of a rental unit’s condition prior to occupancy that landlords and tenants can possess in case of a dispute during or after tenancy.

Landlord and tenants are protected legally when false accusations are brought up concerning a rental property’s condition when both possess a copy of the apartment inspection form. The apartment inspection form contains a detailed, room by room, or area by area, a checklist of all aspects of a property.

Property Conditions

This can also include the general condition of walls, carpeting or flooring, as well as outside areas such as yards, sidewalks, or steps. The checklist on the apartment inspection form can also include an inventory of all items that are owned by the landlord but will be in possession of the renter.

Often, rental properties include certain appliances such as refrigerators, stoves, and ovens, but they may also include other appliances, furniture, and various equipment provided for the tenants use and the maintenance of a property.
